What is a "Declaration of Covenants, Conditions & Restrictions"?

The Declaration of Covenants, Conditions and Restrictions, commonly referred to as "Covenants" or "CC&Rs", is the governing legal document that establishes the guidelines for the operation of a planned community as a non-profit corporation. The declaration for our Homeowner's Association was recorded at the Fairfax County Recorder's Office and is included in the title to your property. Failure to abide by the terms of the declaration may result in a fine to a homeowner by the Homeowner's Association.
